In a landmark moment for Oman’s property market, The Arc at The Sustainable City – Yiti has shattered national records with the sale of a penthouse priced at over OMR 2 million. This record-breaking transaction is part of a rapid surge in demand that pushed phase one sales beyond OMR 10 million, weeks before the project’s official launch. The development not only signifies Oman’s shifting preferences toward sustainable luxury but also underlines its broader ambition to lead in net-zero urban living.

The Arc at The Sustainable City – Yiti has become the centerpiece of a milestone in Oman’s real estate history with the sale of the country’s most expensive penthouse. Priced at over OMR 2 million, the sale is a standout within the early sales phase, which altogether exceeded OMR 10 million in value. Notably, this entire phase one uptake was completed even before the project’s formal launch event, scheduled for the following month. The penthouse itself is positioned in a prime location within The Arc, offering sweeping, uninterrupted views of the sea, mountains, and marina. Entry is through a private, exclusive lobby that leads into expansive open-plan living spaces centered around a signature show kitchen. The interior design reflects a high level of detail, featuring bespoke fittings, designer-crafted elements, and meticulously sourced premium materials. Additional luxuries include an extensive outdoor terrace with a private pool and a gated parking area reserved solely for the penthouse owner, a first in Oman’s residential offerings. The Arc is the latest residential launch within The Sustainable City – Yiti and introduces 132 fully serviced luxury residences. The design approach merges timeless architectural aesthetics with modern coastal living principles, all underpinned by a commitment to sustainability and wellness. The residences are split into three distinct collections, each tailored to offer elegant, comfortable, and environmentally responsible lifestyles. With demand coming from both Omani nationals and global investors, The Arc has quickly become a focal point for buyers seeking high-quality, purpose-driven real estate. It follows earlier residential successes at The Sustainable City – Yiti, including villa and apartment launches, and continues the project’s trajectory toward full completion by the end of 2026. Touted as Oman’s first development aligned with net-zero emissions targets for 2040, the city follows a comprehensive “live-work-thrive” model. It integrates renewable energy infrastructure, fully walkable neighborhoods, wellness and equestrian facilities, retail centers, educational institutions, hotels, and outdoor leisure spaces. Sustainability targets are ambitious and measurable:

  • 100% water recycling
  • 100% waste diversion from landfills
  • 80% food self-sufficiency

This commitment reflects a shift not only in environmental stewardship but in redefining what future urban communities will look like in the region. It is also expected to become a research and education hub for sustainability practices, serving as a model for other cities pursuing carbon-neutral development goals.

The development is the result of a strategic partnership between Diamond Developers, a global leader in building sustainable, net-zero cities, and OMRAN Group, Oman’s tourism development arm.
