Khalid Bin Sultan City, Sharjah’s flagship sustainable community by BEEAH, has launched to record-breaking demand, with one residential node completely sold out during its debut at BEEAH Headquarters. The unprecedented response underscores Sharjah’s rising status as a hub for innovative, design-led urban living and demonstrates a powerful appetite across the UAE for forward-thinking, environmentally conscious communities. Following this remarkable success, preparations are already underway to unveil the next phase of townhouses and villas, meeting the surging demand for modern, sustainable living.

Phase 1: Strong demand for prime residences

BEEAH’s initial offering introduced over 400 freehold homes in Sharjah’s Rodhat Al Sidr district, a location notable for its seamless connectivity to Emirates Road via Al Dhaid and Khorfakkan Road, ensuring accessibility from all major emirates. The release comprised a mix of townhouses, available in two-, three-, and four-bedroom layouts, and standalone villas with four- and five-bedroom designs. Completion of phase 1 is scheduled through 2029, with handovers taking place in a staggered manner to meet market demand efficiently.The success of this release reflects not only the strategic location and variety of housing options but also a wider market shift towards communities that emphasise sustainability, innovation, and quality of life.

A vision for next generation living

The Khalid Bin Sultan City masterplan, developed in collaboration with Zaha Hadid Architects, positions the project as a model for the cities of the future. Seven neighbourhoods are linked by a shaded central park, incorporating jogging tracks, pools, and communal green spaces designed to enhance wellbeing. The development integrates net-zero-ready infrastructure, renewable energy systems, AI-enabled digital services, and sustainable mobility solutions, offering residents a lifestyle that combines comfort with environmental responsibility.Khaled Al Huraimel, Group CEO and Vice Chairman of BEEAH, highlighted the significance of the project: “The response to our phase 1 launch underscores how strongly the market is embracing Sharjah as a destination for smart, sustainable living. These results go beyond commercial success, they demonstrate a clear appetite for communities built on climate-conscious design, innovation, and human connection.”

A city designed for people and culture

Beyond housing, Khalid Bin Sultan City reflects Sharjah’s cultural identity while championing climate-smart, people-centred urbanism. The wider masterplan will comprise 1,500 homes, a landmark cultural centre, retail and lifestyle spaces, and integrated public art, all set within green infrastructure.Nada Taryam, CEO of Real Estate at BEEAH, described the city as “a place to belong, to grow, and to be part of something greater.” The phase 1 results suggest that buyers across the UAE and beyond share this vision, demonstrating a tangible market demand for environments where sustainability and community coexist seamlessly.With the next phase of townhouses and villas already in preparation, Khalid Bin Sultan City is poised to maintain its momentum, setting a new standard for integrated urban development in the region. The project exemplifies how thoughtful design, cultural integration, and environmental responsibility can converge to create a city that is both desirable and sustainable.
