A Las Vegas residence with a notable history of celebrity and business owners has hit the market for $3.95 million. Located at 500 Shetland Road in the Alta Drive Historic District, the property was listed on July 23 by Anthony Spiegel, owner of Palm Drive real estate agency.The home was originally built in 1970 by Jerry Herbst, founder and chairman of the Terrible Herbst company, now known as Terrible’s. It later became the property of country music star Kenny Rogers, before being acquired by Lynne Ruffin, the former wife of casino magnate Phil Ruffin.The current owner, Sam Mirejovsky of Sam & Ash Injury Law, purchased the property from Ruffin’s children in 2022, according to Las Vegas Review Journal.
Plans for a 20,000-square-foot mansion

When Mirejovsky acquired the property, he also purchased the adjacent parcel, combining the two lots into a property measuring slightly more than two acres.According to listing agent Anthony Spiegel, Mirejovsky had ambitious plans for the site.“His plan was to raise the existing home and build a 20,000-square-foot Mediterranean-style home on 2 acres,” Spiegel said.However, the project was never completed. Rather than buying a finished luxury residence, prospective buyers will acquire a 7,249-square-foot property described in the listing as “updated, yet unfinished.”The exterior remains intact, while the interior has been stripped. New interior framing, wiring, electrical systems and HVAC ducting have already been installed.

Mirejovsky never ended up living in the property and eventually abandoned plans to complete the massive residence.“The kids are going to college, we don’t need a house that size,” he said.Despite the unfinished state of the property, buyers will have access to plans that had already been developed for the proposed mansion.“There are floor plans that have been done and a layout that a lot of thought has gone into,” Mirejovsky said. “It would be very simple for the architect to move forward and create the final building plans.”
Nine to 10 bedrooms, subterranean garage and large pool planned

The proposed mansion was envisioned as an approximately 20,000-square-foot entertainment-focused residence with nine to 10 bedrooms.Plans also included a subterranean garage, with soil testing already completed, along with a large swimming pool and a fountain at the front of the property.The availability of a community well and associated water rights was another feature that could support the planned water elements.
Property sits in historic Las Vegas district
The residence occupies a prominent corner at Shetland Road and Alta Drive, about a block from Pinto Lane, within the Alta Drive Historic District.The neighborhood has a long association with prominent Las Vegas figures and celebrities. According to Spiegel, demand in the area is currently reaching levels “that has not been seen since the ’70s.”“It’s a very unique property in a very unique location, with a very unique pedigree that has endless possibilities,” Spiegel said.The Alta Drive Historic District has also been home to Las Vegas pioneers and celebrities including Steve Wynn, Irwin Molasky and Juan Gabriel.
